In order to qualify for the Citizenship by Real Estate Investment option, one must enter into contract to purchase real estate in an authorized development. Although there are many authorized projects on St. Kitts, NTL only currently recommends the few developments listed on this page.
This list of recommended properties is not permanent and properties and may be added or removed as we watch and review the development of the island. Additionally just because a property is NOT on this list, does not mean that it isn't a good purchase for you and your lifestyle. Each property and individual is unique. Christophe Harbour
Overview: The mega-development of Christophe Harbour promises an island life enhanced by exclusive amenities and real estate opportunities in a 2,500-acre development with a 300-acre marina (under construction) and an 18-hole, Tom Fazio designed golf course (future). Located on the south peninsula of St. Kitts, the project is developing at a quick pace. The beach club and restaurant at Sandy Bank Bay is open to members, and the Turtle beach boutique hotel and restaurant is open to the public. Most of the real estate for sale are open beachfront, hillside or harbourfront lots (US$700k - $10mm). Turn-Key homes are offered for full (US$4mm+) and fractional ownership (US$415)

Beach, Hillside and Marina lifestyles! Great networking with high worth neighbors. Developer has incredible track record; Kiawah Island- posibly the most succesufull development in the USA. Over US$70mm in sales since 2009. Safe full service for marina for the yacht crowd. Very economical pricing compared to similar developments in the Caribbean.
Pricy vacation real estate for most people. Road to the rest of the island is in disrepair - about a 20 min drive. Development is still in early phases- construction will continue for many years. Although beach club and restaurants are currently functioning, many facilities/services including golf course are not completed.

Kittitian Hill
Overview: Kittitian Hill is a sustainable mixed use master planned community with spectacular view of other islands across the Caribbean Sea. Located high on the hill of the lush north side of the island, the 160 hectares (400 acres) resort will include multiple hotels (including a hotel- beach club compound), a destination spa and an Ian Woosnam-designed 18-hole championship golf course. Including a community village that will offer bars, restaurants, duty free shops, a cinema, library and amphitheatre. Full ownership real estate options range from stand alone cottages and stylish condominiums(US$460+) to Luxury Villas (US$2.4mm) dotting the tropical fruit and vegetable fields. Fractional ownership is available in Luxury Villas (⅙ share US$400+)

Incredible views. Resort will begin full operations in November 2013. North side of the island is much more green and tropical. Sustainability is the heart of the resort concept, and has been integrated into every facet of planning. Sedona Resorts, (Enchantment Resort and Mii amo Spa in Arizona) is responsible for the management of the entire resort. Very unique architecture by Bill Bensley. The 85 room cottage hotel is under construction with the units 100% sold. Investment option covers all HOA fees, insurance and taxes, and pays 4% annual of purchase price for 5 years. Exchange program allows the owner to stay at other resorts around the world.
Location is a bit isolated, a 35min Drive from the capital, Basseterre. New untested resort property. This new resort will be built in sections and construction will continue for years. Cottages are not accommodating for a family, but 3-4 bedroom villas and condos are.

Park Hyatt St. Kitts Resort - Investment
Overview: Range Development has announced the newest planned resort in the SKN federation is the Park Hyatt St. Kitts located on banana bay beach on the south end of the mega-development of Christophe Harbour. In order to finance the resort development, Range Developments is offering less than 200 shares in the company at US$400k, plus stamp taxes and fees.
Real Estate Type: Equity Hotel/Resort Ownership Shares
Great opportunity to become an equity share holder in a luxury resort, with potential investment ROI. Over 70 shares reportedly sold (Sept 2012). Solid developer partnership includes Range Developments and Kiawah partners. Relatively low investment for resort share ownership
New project has not broken ground on construction yet (Planned for 2013). Once started, construction will continue for a couple years. Far south point of St. Kitts is a drive from the tourism "center" of Frigate bay. Christophe Harbour development facilities/services & golf course are not completed.

Marriott Residence
Overview: The Marriott St. Kitts Resort & Residence it located directly on the Atlantic Frigate Bay beach, central to all the mass-market tourist action on the island. The resort boasts many restaurants, pools and other international travel ammenities that one would expect at a chain resort hotel. Shops, a spa and acasino is located off the lobby, which can provide entertainment for the adults, while the children have plenty of activities, from the multiple pools, tennis courts, basketball hoops and a Kids' Club. The Royal St. Kitts Golf Course is located litterally across the street. If you like big resort living- be sure to take a look at the Marriott Residences. Studios (US$400+) and 1-Bedroom (US$450+) condos are available. New condo towers will be built with larger options.

Management & Rental Plan: YES
The Marriot brand and quality control will ensure that the resort will maintain service and maintance standards. Resort quality and public areas, many dining options and organized activites. Internationally recognized brand should help with increase rental occupancies. Relatively safe investment. Enclosed Resort environment. Full resort services and ammenities.
The Marriot brand offers a set international standard, sometimes losing the flavour of the island. Phase 2 - two mid-rise towers that will be built for future residences will block most of the view from the current residence available for purchase today- current owners may have the option to "upgrade" to new towers. Walkway, landscaping and public areas of current residences has not begun. Current buildings currently feel seperated from the rest of the resort.

Ocean's Edge
Overview: Located on the south end of the Frigate Bay, the modern beachfront hillside condos and villas of Ocean's Edge rise out of the see providing great views of the Atlantic side of island. The resort's 40 acres, from the beach to the steeply raising hillside 300 feet above sea level, enjoys privacy and an intimate feeling in the heart of the St. Kitt tourism centre. Prices from US$410 including full furniture pack.

Incredible views of Frigate Bay. Beach is located right at the property. Very central location, with many of the islands restaurants, bars etc with in walking distance. Golf cart community - and if you have your own golf cart, you may not need a car on the island. Clean modern design and solid construction. Construction is well underway and the handover of the first properties took place in July 2008. Strong sence of community, with many north Americans already living most of the year/season on property. Close to Royal St. Kitts Golf Course
Many resort ammenities are not available, pools and common areas will be built over the next 2 years. Golf Cart community may not appeal to everyone.

Sundance Ridge
Overview: Sundance Ridge is a small luxury development with 15 exclusive estates located 500 ft above sea level on the narrow portions of St. Kitts Southeast Peninsula. This development offers some of the most spectaular birdseye views of the island and the Atlantic Ocean and Caribbean Sea. Each villa (US$2.4 - 5.6mm) is custom built with panoramic views; perfect for a peacefull hilltop escape.

Incredible views of the island. Privacy and isolation on the ridge top. Custom modern houses can be built to suit. North American developer is very accesible. Roads and utilites are in, lots are ready to build on.
No Beach club. A car is needed to go almost anywhere. Very few community ammenities. Steep hillside can increase building costs.
